Why this location
- ◆30 min to Malpensa airport, 50 min to Milan
- ◆20 min to Lake Maggiore, 2.5 hrs to Monte Rosa ski resort
- ◆2 hrs to Genoa, 40 min to the Swiss border
- ◆Ultra-high-net-worth buyer base (UHNW) in the Milan–Como–Lugano triangle
- ◆Target gross perimeter of approximately 215.3 ha
We acquire the land. We secure the permits. We sell the prepared project to developers.
Futuro Agrate acquires and consolidates land assets, prepares the territory masterplan, secures the required approvals, defines the infrastructure obligations and sells prepared plots — or the whole land project — to developers and operators. Villas, the hotel, wellness and education facilities are later phases delivered by separate parties under separate financing.
The current stage is asset consolidation and permitting preparation. The actual status of the acquisitions and registrations is verified in due diligence; the supporting documents are made available in the data room.
Target scenario. Subject to completion of the acquisitions, receipt of permits, actual costs and sale terms. This is not a received buyer offer and not a guarantee of outcome.
Status of assets and rights
Rights are separated by status. All figures are stated figures subject to documentary verification in due diligence; none of them is presented as a confirmed permit.
- Stated rights at the core asset (subject to verification)
- 8,000 m² of new construction
- Castle rights — on completing the acquisition and verification
- 7,000 m² of castle reconstruction; no separate exit value, cost or timeline is established
- Transferable rights — on conditions, transfer and registration
- 7,000 m² from the approx. 3.3 ha plot
- Total prospective conditional rights
- 22,000 m²
- Total target volume subject to approvals
- up to 62,000 m² in total, including the castle reconstruction
- ◆The 62,000 m² target is not already permitted: it is achieved through the approvals process.
- ◆250,000 m² is a long-term development perspective only and is not included in the base exit scenario.
- ◆The land perimeter is counted once: the castle grounds are part of the approx. 215 ha total and are not added again.
A land development programme in Piemonte at the assembly and approvals stage.
Land development is the stage of assembling a perimeter, obtaining planning approvals and preparing the land before construction. Futuro Agrate is at that stage: the acquisitions are not yet completed and the masterplan has not been approved. The figures below describe the targeted programme and the conditions attached to it.
Targeted Land Position
A contiguous greenfield perimeter of approximately 215.3 hectares in Piemonte, between Milan, Lake Maggiore and the Swiss border. The perimeter is targeted for assembly; the acquisitions are not yet completed.
Contiguity
The value of the programme rests on holding a single contiguous perimeter under one development plan rather than fragmented plots. Achieving that depends on completing each acquisition on acceptable terms.
Planning Upside
Value would be created through land control, masterplan approval and building rights. Approximately 8,000 m² of rights are attached to the core asset today, subject to document verification; 62,000 m² is a target, and 250,000 m² a long-term perspective outside the base case.
Value Before Construction
The programme aims to create value through entitlement rather than by taking construction risk. Whether and when that value materialises depends on planning decisions that are outside the project's control.
Planning and Liquidity Risk
Two risks dominate: approvals may be delayed, reduced or refused, and permitted land may take time to sell or may not attract the modelled price. There is no committed buyer, no committed financing and no guaranteed timeline.
Infrastructure & Access
A4 / A8 / A26 motorways, Malpensa intercontinental airport and the Swiss rail axis are within roughly 45 minutes by road.
A future community, woven into the landscape.
Not a development project. A multi-decade lifestyle environment — designed for those who choose how, where and with whom they live.

A future community, woven into the landscape.

Residential
Architect-designed villas and low-rise estates integrated into the natural topography, marketed to UHNW end-buyers across Europe, the GCC and Asia.

Wellness
A signature destination spa and longevity clinic, anchored by forest bathing trails, thermal pools, and private medical-wellness pavilions.

Hospitality & Leisure
Boutique 5-star hotel, fine-dining restaurants and member-only clubhouses overlooking the lake and Alpine horizon.

A location with established demand drivers.
The site sits in the lake belt between Milan, Lake Maggiore and the Swiss border. The rationale below describes the characteristics of that location. It contains no market ranking, no forecast and no assurance about future prices or demand.
Regional Economy
Lombardy and Piedmont together form one of the larger regional economies in the Mediterranean, with a diversified industrial and services base.
International Accessibility
Malpensa intercontinental airport, the Milan rail hub, the Swiss border and three motorways are all within roughly 45 minutes by road.
Tourism Context
Lake Maggiore, Lake Como and the Alpine resorts are long-established destinations with year-round visitor flows.
Buyer Base
The Milan–Lugano–Como corridor is home to a concentration of private wealth, family offices and private banks. This describes a potential audience, not a committed buyer.
Land Value Dynamics
In principle, permitted land is worth more than un-permitted land, and that difference is the value the programme aims to create. No verified price range for comparable local transactions is presented on this site, and no uplift is assured.
Lifestyle Setting
Lakes, Alpine surroundings, a four-season climate and proximity to Switzerland shape the intended residential character of the masterplan.
A phased delivery — current stage: due diligence and approval preparation.
Indicative sequence only. No dates are committed, no stage is guaranteed, and acquisitions are not yet completed. Timing depends on acquisition closing and planning approvals by independent authorities.
Due diligence & documentation
Title, survey and rights verification. Existing core rights of 8,000 m² are in documentary due diligence; a further 7,000 m² of transferable rights require registration.

Consolidation of the target perimeter of 215.3 ha (including the castle estate) into a single vehicle. Acquisitions are under negotiation and not yet closed.
Planning
Master-planning and the Variante al PRGC procedure with the municipality, province and region. Outcome and timing are decided by independent authorities.
Infrastructure & first delivery
Site servicing and the first development phase, targeted only after approvals are obtained.
Long-term expansion
Sequenced build-out potential beyond the target volume. Outside the base case.

Built to endure. Designed to belong.
ESG is a set of proposed design objectives for the masterplan, not a completed or certified standard. Each objective is subject to planning approval, technical assessment and independent verification at the relevant project stage.
Sustainability
Proposed objectives: high-performance energy design, low-impact construction and responsibly sourced materials. Targets only — subject to assessment.
Green Development
A design objective of preserving a majority of the site as forest, parkland and biodiversity corridors. Re-planting programme exceeds local regulatory baselines.
Landscape Integration
Architecture follows the topography. Low-rise buildings, natural stone, indigenous planting — visually dissolved into the hills.
Environmental Care
Closed-loop water systems, rainwater harvesting, lake and aquifer protection. Independent review is intended at each phase gate.
Design objectives only — no certification has been awarded to date. Certification targets will be defined with technical advisors at the appropriate project stage.
