    The company operates across two jurisdictions by design: the corporate seat, capital structuring and reporting are held in the United Kingdom, while the land, the planning process and the delivery organisation are located in Italy.     Why the company exists

    The territory around Agrate Conturbia is characterised by fragmented land ownership. Individual parcels are too small, too dispersed and too heterogeneous in planning status to support a coherent development programme, and they are rarely transactable by institutional buyers in their original form.

    Futuro Agrate Ltd was formed to resolve that fragmentation. Its function is to consolidate a contiguous perimeter under a single ownership structure, to advance that perimeter through the Italian planning process, and to hand a coherent, permitted and buildable land position to the parties that construct on it. The company is a land developer, not a construction contractor.

    The company states its purpose as three sequential activities: it develops land, it creates the conditions for a future settlement, and it manages the value produced by that process on behalf of the parties that finance it.

    • Assembly. Acquire and consolidate contiguous parcels into a single controlled development area.
    • Planning. Advance the area through municipal, provincial and regional planning instruments, converting land into defined and documented building rights.
    • Structuring. Hold the assets in a transparent corporate structure that can be examined, audited and transferred.
    • Transfer. Deliver permitted, serviced land to vertical developers and operators who build and operate the individual components.

    History

    The company's activity began with the identification of a large, contiguous and undeveloped land position in the municipality of Agrate Conturbia, adjacent to established infrastructure and within reach of Milan Malpensa and Lake Maggiore. Work then proceeded in stages: verification of ownership and planning status, negotiation of the acquisition perimeter, incorporation of the United Kingdom parent company, and engagement with the municipal administration and technical office on the planning route for the area.

    The present phase concerns the completion of the acquisition perimeter and the preparation of the masterplan documentation. The site is not under construction, and no part of the programme described on this website should be read as a completed development.

    Corporate structure

    Futuro Agrate Ltd is the parent entity. Italian land is held by Italian special-purpose companies whose shares are, or are contracted to be, held by the parent. This separation keeps each land position ring-fenced within its own company while consolidating control at the level of the United Kingdom entity.
