The 200 ha Platani estate is the development core of the 215.3 ha Futuro Agrate land bank, 15 minutes from Lake Maggiore. It carries 8,000 m² of stated starting building rights, subject to documentary verification, and is the subject of the MASTERPLAN 2026.
A single contiguous estate of woodland, meadow and gentle slopes in the Novara province of Piedmont, framed by distant Alpine views. Access is via the existing municipal road network, with motorway connections to Milan and Malpensa within reach.
The planimetry shows the registered parcel boundaries of the estate. The MASTERPLAN 2026 sets out phasing, zones and densities: 62,000 m² of gross floor area in Phase 1 within a long-term potential of 250,000 m².
The 8,000 m² of building rights on Platani form part of the 22,000 m² of prospective (conditional) starting rights across the land bank (8,000 m² stated here and subject to documentary verification, 7,000 m² on the castle estate subject to completing the acquisition and verification, 7,000 m² at Cascina Ferdinanda subject to municipal conditions, transfer, registration and verification). The 22,000 m² is a prospective conditional combination and is not automatically secured by an acquisition; the masterplan is indicative and subject to the approvals process.
